- General rules
All tenants and guests must follow the relevant rules for driving and parking at housing association property. The regulations apply 24 hours a day, every day. The area is enforced according to private law rules. Violations may result in towing at the owner’s/driver’s expense and risk.
The parking area is only intended for vehicles with a total weight of up to 3,500 kg. A maximum of 2 cars per family are allowed.
The housing office must be contacted for special parking needs. If you need to park in a disabled parking space (HC space), you must present a valid parking permit card (HC card) for people with mobility impairments.
- Parking rules
All tenants and their guests are obliged to follow the parking rules in force at all times, published on our website:

The foundation administers the parking rules via its own operating apparatus and has installed traffic signs in the area. An agreement has been established with Bærum Kranservice AS, which is responsible for towing away in the event of a breach of the rules. In the event of incorrect parking, vehicles may be towed away at the owner’s expense.
- Unregistered vehicles
Unregistered vehicles, transport/camping/boat trailers, campervans etc. are not permitted on the housing association area, neither outside nor inside in the garages, and will be towed at the owner’s expense and liability.
All parked vehicles that have been abandoned, transport/camping or boat trailers etc, that prevent driving and regular movement at the residence in question, lawn areas and outside side roads will immediately be towed away at the owner’s expense and risk.
Repairing cars within the parking garage or other outside areas belonging to the housing association is forbidden. Changing of tires is accepted. - Guest parking
All guests can park in designated parking spaces outside. If guests wish to use the charging station, see point 7.
- Driving behaviour
Completely necessary driving/parking at the residence for off- and onloading is permitted for up to 15 minutes. Driving or parking on grass yards, playgrounds, park areas and similar locations is not permitted. The highest speed permitted in the housing area is 30 km/h. - Moving in and out of housing
Moving in and out must take place between 7:00 a.m. and 9:00 p.m. When loading / unloading is complete, the vehicle must be parked in designated parking spaces or in the garage. The vehicle may only be left for the actual loading or unloading.
- Charging stations for electric vehicles
Use of extension cable to charge vehicles is strictly forbidden. Charging stations have been established in both the Emma and Blakstad area. The charging stations are operated by Wattif and constitute the primary charging facility for our tenants but are also open to guests. Our tenants have a lower price per kWh than guests.
Tenants report charging needs to the housing office. You will then receive an invitation from the portal (visible in the app). Download the app and select «Forgot password» the first time you log in.
App: Wattif Destination Charging NO. Enter payment details and activate the subscription to get the resident price.
How to activate subscription
1. Open the app.
2. Enter payment details (if not already done).
3. Tap the menu at the top left.
4. Select «Subscription».
5. Select the subscription for Emma Hjorth.
6. Tap the green button to activate.
7. The subscription is now activated, and you will receive the resident price when charging.

There are also some dedicated charging points in the garage that belong to specific parking spaces. These are read manually and invoiced separately. The price for these corresponds to the guest price.
- Fire safety
«Guidelines for shared garage facilities» is from Asker and Bærum Fire Department, and it is vital that these guidelines are complied with.
